City Bowl

City Bowl properties are sought after properties in the Inner City of Cape Town and the surrounding suburbs, located on the various slopes of the hills, including Table Mountain.

 

Jan van Riebeeck build the Cape of Good Hope Castle on the sea board in the late 1600′s. But later land was reclaimed from the sea with the effect that the Castle is now just on the edge of the Inner City. The Waterfront shopping center forms part of that reclaimed land.

 

Various museums, the Gardens Park and several authentic buildings are memories to this Dutch East Indian period.

 

City Bowl properties must be selected carefully.  Usually there is a lot of stock which makes a thorough selection process even more essential. Levies charged for services by the Managing Agency and potential   special levies in sectional title complexes form a risk for a potential buyer.

 

The City Bowl area itself consists of a mix of apartments. Entry level 1 bed roomed apartments at R800, 000 to R 12 million for huge upmarket penthouses .

 

On the south west side of the City Bowl you find the Tamboerskloof suburb with front facing views to Table Mountain. Some apartments, but most homes will be found there. Some still in the traditional Cape Dutch style. Proximity to the shops in town, night life in Longstreet, and Die Deutsche Schule Kapstadt makes it an attractive suburb. Tamboerskloof also has a substantial German community.

 

City Bowl properties are obviously appreciated due to the fact that several schools, Universities and Technicon are established within driving/walking distance. Shopping center Gardens has a very upmarket selection of retail outlets and restaurants. Longstreet is well known for its night life experience.

 

Below Table Mountain ( a walk up is a lovely experience – just 1,5 hours- or you take the Cable Car which brings you up in minutes) , on the steep slopes, you will find the suburbs of Vredehoek, Gardens and Oranjezicht. Nice homes, either ultra modern or in the classic Cape Dutch style can be found there. Price indications from R 3 million to R 20 million.

 

Direction north the upcoming areas of Woodstock, Salt River and Observatory are situated. There developments of entry level apartments (R 400,000) can be found and therefore it is an ideal base for students, due to close distance to Univerties, Technicon and the various other schools.

Part of the City Bowl Properties is the commercial property market. Many offices, often with good parking facilities, are based there. Older office blocks were often renovated in the early 2000′s to apartment blocks with communal facilities like a pool. Even a chauffeur services to the Camps Bay beach is offered as a service in one of the new blocks. Retail can be found right through all over the Inner City, but also in Woodstock. Due to parking restraints more developments of office blocks are seen outside the city. Recent developments around Woodstock have taken of and occupancy levels are high.
